THIS RENT-TO-OWN OVERVIEW is offered by XMEX Investmsnts LLC in Partnership with JD'GAAIF Real Estate S.A. De C.V. who have been in the Mexican Real Estate business for 35 years. We recognize the need to provide home buyers with an affordable and practical option so that they can break the cycle of paying Rent AND saving a purchase deposit simultaneously.

XMEX Investments LLC offers the financial framework and assistance while JD’GAAIF Real Estate has a selection of Homes including Houses, Condo’s and Villas that are part of our Rent-To-Own Program.

 

PROGRAM OVERVIEW:

We facilitate and manage all aspects of the Program. The Buyer will sign a Rent-To-Own Contract with the Seller. The Contract states that Buyer will pay the Seller market rent for a pre-determined period until such time a 10% purchase deposit is accumulated from the Rental Income, for the Buyer to qualify for a Bank Loan. Typically, this is a 2-year period and at such time the Buyer transitions from paying rent to qualifying for a Bank Loan or In-House Finance and paying the pre-agreed FIXED PRICE for the property.

 

QUICK GUIDE:

1.      The Seller will rent a home to a Buyer for 2 years (Average 18 Months to 3 Years).

2.      Buyer pays rent for 2 years with an option to purchase the property at a Fixed Price.

3.      In 2 years, 80% of the Buyer's rent is catorgarized as a 10% deposit to qualify for Finance.

4.      Buyer purchases the Property and the Finance pays balance of Full Purchase Price to Seller.

5.      Title is transferred to Buyer who now pays a normal Bank Mortgage payment.
